How do you know what to look for when it comes to a mortgage? There are many things you need to determine, but it is safest to leave this to an appraiser who is very attentive and checks in the field, among other things, the existence of utilities. Why?

Imagine the following situation: you are interested in buying a property in the Bragadiru area and you need the bank to grant you a mortgage.

The bank tells you that to do this, you need a property valuation. You talk to the developer, try to look at the documents, do some calculations and realize that you need an expert in the field.

Since it's a significant investment on your part, you want to make sure you do everything right, so you turn to us.

Why did I give you the above situation? Because it happened a few weeks ago, when I learned that sometimes things are not what they seem.

But we'll let you read the story below from the perspective of Andrei, one of our evaluators:

"Another day, another inspection, this time for a mortgage loan, the property being located in the Bragadiru area.

In situations like this, we are obliged to verify, among other things, the existence of connections (it is one of the essential conditions for the bank to be able to grant the loan).

I had spoken to the client about the property and he had told me that he knew from the developer that it had gas central heating. In this case, I found it a little strange because I knew from previous inspections in the area that there was nothing connected.

We arrive at the property.

The developer guides us and answers our questions. Everything seems to be fine, including (to my surprise) the gas boiler, which was turned on and operating within normal parameters.

When we get out, I notice a hole outside the fence. I approach and push the dirt aside with my hand. That's how I discovered the cylinder that had just been buried and to which the boiler was connected to make it look like it was connected to the gas network:

– Have you made any changes recently?
– No, why?

I tell him about the bottle I found. We gave up on continuing the assessment and left, informing the client about what had happened.”

Of course, the customer gave up on the purchase, but the best part is that we helped him, in the end, make an informed decision.
