Depending on the type of property to be appraised (apartment, house, land, office space, etc.), this set of documents differs.<\/p>\n<p id=\"\">Some of the documents are required regardless of the type of property, others are specific to the type of property. The documents required regardless of the type of property are: property deeds, the survey and\/or site plan from the cadastral documentation and the land registry extract. Other documents that are required are the following: urban planning certificate or building permit (if a plot of land is being assessed), building permit and acceptance report (if it is a house), rental contract, etc. When submitting a request for the preparation of the assessment report, it is important to communicate for which type of property the assessment report will be prepared and what is the purpose of preparing this report (bank guarantee, taxation, financial reporting, information, etc.), so that the assessor can communicate the necessary set of documents. <\/p>\n<p id=\"\">In the case of an apartment, the required documents are the following: property deed, apartment survey, land registry extract for information. In some cases, it is useful to have the apartment's energy certificate as well as the pre-contract (if it is an apartment in a new building). <\/p>\n<p id=\"\">The property documents required for the preparation of the valuation report are the property documents that are mentioned in the land registry extract. In general - if the apartment we are going to evaluate is in an old building, it is the last property document, and in the case of newly built buildings it is the demolition act. If the property right was acquired based on several documents (for example, a sale-purchase contract and an heir certificate), all these documents will be requested. <\/p>\n<p id=\"\">The apartment survey is part of the cadastral file. It is the apartment sketch drawn up by a cadastral expert, which contains the actual sketch of the apartment and a table with the measured areas. The survey is a mandatory document for drawing up the evaluation report, for several reasons. One of these reasons is that on the date of the inspection, any differences between the survey and the situation on the ground will be noted. Another reason is that, in certain situations, the area recorded in the survey will be used in the report. If the apartment owner does not have a copy of the cadastral file, he can request the Cadastral Office to issue a duplicate. <\/p>\n<p id=\"\">The land registry extract for information represents the cadastral-legal situation of the property. It contains information on the surface of the property and its description, on the ownership and any existing encumbrances on the property. This document can be requested online on the Cadastral Office website. <\/p>\n<p id=\"\">In the case of apartments located in newly built buildings, individual shares of the common parts are also sold together with the building, and these are only found in the preliminary contract. This is the reason why in some cases, in order to be able to fully describe the building and the individual shares in the evaluation report, the preliminary contract will be requested.<\/p>\n<p id=\"\">\n<p id=\"\">To evaluate a plot of land, a valid urban information certificate or a valid building permit is required. In many cases, when we inform the client that it will be necessary to send us this document, the question is asked: \"Why is it necessary? The land is vacant and I do not want to build now\". The answer is the following: the market value of the land will be estimated depending on the permitted use and the urban indicators that are found in the certificate (POT, CUT, height regime). Without this document, it will not be possible to accurately estimate the value of the land. <\/p>\n<p id=\"\">For more complex types of goods for which valuation reports are requested, the list of necessary documents and information will be established on a case-by-case basis and will be communicated to the client before the valuation process begins. <\/p>\n<p id=\"\">We are aware that for the client, collecting and submitting the necessary set of documents can be a rather laborious and time-consuming process, but if all the necessary documents and information are made available to the evaluator from the beginning, the evaluation process will be much shorter, and additional questions to the client will be reduced to a minimum.<\/p>\n<div data-rt-embed-type='true'>\n<div style=\"display: none;\">\n<link rel=\"canonical\" href=\"https:\/\/www.myfairvalue.ro\/news-room\/documente-utilizate-in-procesul-de-evaluare\" \/>\n<\/div>\n<\/div>","protected":false},"excerpt":{"rendered":"<p>Do you need a valuation?
